What today's numbers mean

Inflation at 3.3% a year means that savings earning less than 3.3% are losing purchasing power. If your savings account, CD, or money market fund is paying less than that, you're falling behind. The 10-year Treasury yield rose to 4.73% from 4.67%, which reflects where markets expect rates to be and creates room for better savings rates.

Mortgage rates moved to 6.66% this week, up from 6.65% last week. On a typical $400,000 home purchase, that works out to roughly $2,600 a month in principal and interest. The week-to-week change is tiny, but even small rate moves compound significantly over a 30-year loan. Higher Treasury yields are pushing mortgage rates up along with them.

Unemployment remains low at 4.1%, and gas prices are holding steady just over $4.08 a gallon. A low unemployment rate means job security isn't a widespread concern, and stable gas prices mean commuting costs aren't climbing right now.
