What today's numbers mean

The average 30-year fixed mortgage rate rose to 7.4% this week, up from 7.28% a week ago. If you are buying a home or thinking about refinancing, this is the number to watch in your budget today.

On a typical $400,000 loan, the principal and interest payment on a 30-year fixed mortgage is about $2,769 a month at 7.4%, compared with about $2,737 at 7.28%. That is roughly $32 more every month for the same house, paid for the life of the loan. Gas averages $4.354 a gallon nationally, another everyday cost to plan around.

Inflation is running at 3.35% over the past year, and core inflation, which leaves out food and energy, is 2.45%. That means a savings account paying less than 3.35% loses buying power over time. Compare your savings rate with that number. Your money only keeps its value if it earns more than prices rise.
